Description

“Casale dei Frati” is an ancient stone-house built in the 16th century; it was once the headquarters of a small community of friars taking care of the land belonging to the main convent in town. It was rearranged several times during the centuries, and recently it has been thoroughly restored.
Its peculiar setting, that enjoys a 360° view of rare beauty over the countryside, and the accurate use of materials and furnishings chosen in respect of the original structure, make this place unique.
Casale dei Frati is located at about 4 km from Città della Pieve, with views spreading over Lake Trasimeno, Città della Pieve and Valdichiana; it can be reached via a 2 km gravel road in good condition.
The building is stone-and-brick made, on 2 storeys plus basement and attic floor not habitable.
Being so large, the house has been split into 3 apartments:

“Frateria” makes up the main part of the house and is set on most of the ground and first floor levels: on the ground floor there’s an entrance hall, living room with huge fireplace, a study room, a bathroom, a laundry and a wide kitchen/dining area. On the first floor are 2 bedrooms with 2 en-suite bathrooms and a cosy lounge, which can also be accessed via the typical external stairs with loggia.
Stairs from the hall on the ground floor lead to the huge basement area which measures roughly 210 sq m and is composed by some rooms for water filters and a water tank, a large garage, the laundry with independent access, 2 bathrooms, some storage rooms, a cave and a refrigerating room.

“Il Nido”, sleeps 2 people, on ground and basement level: living room, open kitchen, bedroom, bathroom with Jacuzzi.
 “Lo Ziro” is the second largest apartment, on ground level: Main access is from ample arched windows, directly from the garden; the interior comprises living room , kitchen/dining room, 2 bedrooms and 2 bathrooms on the ground floor; on the first floor are one additional double bedroom, one single bedroom/study room and a bathroom.

In the garrets are some storage rooms for a total of 190 sq m, with a maximum height of 1,80 m.
 
Casale dei Frati is very well decorated and retains the typical features of Umbrian and Tuscan countryhouses; hand made cotto floors, timber beamed ceilings, quality bathrooms, double glazed windows.

The structure can be used as it is, but can also be reconstructed again into a one single house at a relatively low cost. For example, even by adding “Lo Ziro” apartment again to “Frateria” (removal of a plasterboard wall) one could create a huge living area or a restaurant, enabling those in search for a tourist reception activity to run the place as a bed & breakfast or accommodation with restaurant facility.

The land of property is composed by an olive grove with 400 olive trees, gently sloping towards the pool, which enjoys a great view over the towers of Città della Pieve. On the land there’s also a young orchard.
All the services are hooked up and perfectly working. Biomass and LPG heating system, Sat TV.

The property borders on a small complex made of a stonehouse and an annexed building, used by their owners as second homes.
