Our property finder service is a bespoke service; for this reason we only handle a maximum of 30 clients at the time, in order to guarantee an excellent assistance and to dedicate the necessary time to each client.

We offer a wide range of real estate services including the Dedicated Real Estate Search, assistance from qualified technicians, advisory in various sectors (tax, financial, legal) and much more. We want to be your main point of reference for everything that revolves around the sale of a property, in all aspects, a true One Stop Shop.

How we work

We require a non-refundable advance payment of €1,500 as a contribution towards the search, preparation for visits and examination of documentation; this sum will be deducted from our commissions, amounting to 4% plus VAT, which are due in the event of an actual purchase. 

Ours is an innovative offer designed for buyers, which guarantees a high rate of effectiveness; it is a two-way investment in time and trust between us and the client, through which the buyer delegates the entire search phase to Via dei Colli, while the final selection of properties to view is made together, with a constant interaction.

The investment in time required to offer this type of service to each client is high; this is why we have decided to accept and manage only 30 clients at a time.

  • Respond to your requests within 48 hours, by phone, email, Skype
  • Identify together the properties that meet your needs
  • Offer advice, also through our partners for your legal, fiscal, technical, administrative, financial and insurance needs.
  • Organize the viewings to identified properties
  • Procure all property documents and check their regularity
  • Support the negotiation process
  • Prepare a bilingual offer to purchase and preliminary sales agreement
  • Assist you in fulfilling pre-purchase formalities (such as obtaining the Italian taxpayer’s Code and opening a bank account, required for non-residents in Italy)
  • Advise on the selection of a notary and follow the transaction until the notary deed.
  • Change over the utilities such as water, gas, telephone, electricity, internet (post-sale formality)
