Large and prestigious palazzo situated on three levels, set within a fortified borgo dating back to the eleventh century, in an elevated position (650 m above sea level) and dominant over the Monti Martani, in the municipality of Acquasparta.

The building, which covers a total area of 500 square meters, was renovated in the 80s and 90s for the structural parts yet needs all internal finishing works. There is a small garden sold with the property.


This property is set in a fortified borgo dating from the eleventh century, in an elevated position (650 m above sea level) and dominant Monti Martani, in the municipality of Acquasparta.
At about 15 Km from the E45 highway, the fortified village is located south-west of Spoleto (20 km), in a picturesque, unspoilt area; rich in fortified settlements and medieval castles. The area is well known by hikers, with many trails that wind through the Martani Mountains.
It seems that the castle was dating back to Roman times, as witnessed by some inscriptions found in the nearby Carsulae. It was however one of the first fortified towns built by Arnolfi, being also the seat of government in the thirteenth century.

Over the years there has not been done any intrusive building works; the fortified town still preserves its original elongated structure, with towers at the corners.
In the village there are restaurants and a bar-tobacco shop with small grossers. Schools and shops are at 10 Km.


The property is independent on all 4 sides and located right in the center of the old part of town, with the main entrance opening onto the square of the church (XIII century). This property almost certainly dates back to the founding date of the castle, thus being of great historical-architectural importance, although not subject to constraints.

The stone arch that adorns the main entrance from the Church Square is truly beautiful.
Casa Crescentia is made entirely of characteristic stone-faced façade, perfectly finished.
The lower floor (180 square meters), accessible from a side street and from the garden, includes several rooms currently used as storage cellars, all with windows, which can be converted for residential purposes; this level is connected to the first floor by stairs.

On the first floor (180 sq m) there are 4 large rooms and a smaller one; in addition to the internal stairs, two external accesses can make the entrance to the first floor, both located in the church square.
On the second floor (140 square meters), reachable by stairs, there are 3 additional rooms.
Outside, on the front opposite the church square, there is a courtyard of 100 square meters, accessible from the ground floor.

Because the building is equipped with various entrances, a division into several units could also be made.

State of repair

The property is in good structural condition, as regards to the bearing walls, screeds, roofs and floors, having been subjected to multiple restorations; in some parts of the building the beautiful and ancient original wooden beams still remain, in the other areas they were replaced with cement floors in brick. A total renovation shall be done on the inside.

Electricity, gas and water are all present; all internal systems are not currently present and need to be redone.
