Il Poggio Rosso is a country villa that is located in a short distance from Todi, in a dominant position overlooking the village of Collevalenza, immersed in the green vineyards of the Umbrian hills.

The property is easily accessible from the paved road, with little traffic and used almost exclusively by agricultural vehicles passing through the fields. The property is located in a short distance from a wine cellar, surrounded by vineyards in a bucolic context. Todi, the closest city with restaurants and services, and the access to the highway are just few minutes away.
Accessing the property from the main gate, we find on our left the first building. On the ground floor there is currently a dining / breakfast room with an industrial kitchen, as well as a magnificent gazebo overlooking the property’s garden and the swimming pool. Going up the internal stairs lead to the first floor, where there are two bedrooms with ensuite bathrooms and walk-in closet.
In the second building, located few meters away, there is a large living room with fireplace on the ground floor (now used as an additional room), with a large closet and a bathroom. A second entrance on the side of the building allow access to the second floor with an internal staircase, where we can find more 4 rooms with bathroom, one of which with an additional walk-in wardrobe.
The 2000 sq m garden is not fenced but is bordered by vineyards that delimits the property. In the park there are ornamental plants, flowers and a beautiful swimming pool from which you can enjoy an enviable view of the rolling hills of the Umbrian countryside. The property is completed with a wonderful rectangular-shaped swimming pool of 12×6 meters, 1,40 meters deep.
State and finishes:
All conditions of use and maintenance of the property are good both externally and internally. The buildings are presented with the following external and internal finishes: plastered and painted external walls, ceramic, parquet and terracotta floors, single-fired tiles in the bathrooms, internal doors in honeycomb wood, wooden entrance door, external wooden windows with double glass, external blinds and mosquito nets.
The complete renovation took place with anti-seismic criteria, with works completed in 2007.
