Short walks will take you to over 2000 years old bridges, roman-era ruins and prestigious antique places in Todi, its territory and surrounding areas. Should you be tempted to, long walks will take you as far as Rome, Perugia, Assisi and many other stupendous places.

Reserved for lovers of peace and tranquillity this iconic rural, restructured 360sqm farmhouse sits on over 6 hectares of wood and farmland in the heart of Umbria, the green heart of Italy. Only four km from the centre of Todi – a city crowned, in year 2000 as the most-liveable town in the world -, “Casole Vasciano” is the only location in the Todi suburban area with a “subordination restriction” order which regulates its own and surrounding landscape, The primeval initial structure (no longer existing) probably was, in Roman times and after, a staging post on the old Rome-Todi “Via Amerina” a road actively used from 240 ac (before Christ) . “Via Amerina” coasts the lower limits of the property.

The house is currently divided into apartments totalling 6 bedrooms and 6 bathrooms, ready for holiday renting but, with minor adjustments, can be transformed into whatever the new owner wishes to. Some expansion, within statutory limits, is allowed. The household offers a large 10×5 mt swimming pool as well as a small fish-pond covered by a rustic roof that could easily be transformed into an idyllic hot-house/bath. Both structures are facing south.

The property also offers a small natural unspoilt pond at the lower limit of its territory near the Amerina road.

The area surrounding the property is immersed in the luscious green that only the Umbrian region can offer. The large gardens include abundant natural fruits (cherries, plums, grapes, khakis, pomegranates etc. even, quite uniquely, mature prickly pears) and circa 50 olive trees that produce an average of 40 litres of the best virgin, unpolluted olive oil annually. No pesticides are used. A vineyard of approx 800 sqm is available but this needs restoring as the current owner is a teetotaller. Last but not least, the woods in the property and surrounding areas are rich with the world-famous Tuber Aestivus (Summer black truffle).

State of repair

The house has ancient origins; given this, the restoration works where as sympathetic as possible to the original structure, so as to respect the beautiful and valuable original details.
The finishes of Casole Vasciano are of a good standard: the floors are hand-made terracotta, ceilings are traditionally wooden beamed; window frames are in wood with double glazing, the bathrooms have travertine tiling.

Services and utilities

Served by its own deep-water well gushing an average of 4.5 cubic meters of fresh water at about 8 French degree hardiness (your washing machines will last a lifetime) it also receives city water as a back-up (never used this far). It has its solar electricity (up to 5.4 KW/hour), its own in-built chimney which is normally used to provide central heating for the main apartment (abundant wood available from its own source) and LPG gas back-up support for the others. Annual running costs for the property are very limited and could be lower if the new owner installs a heat-pump
