State of repair:
The property was renovated in 2022 by the current owner, who improved all the systems, changed the fixtures and windows (in two-colors aluminum windows with a wooden effect, brown externally and white internally), as well as the renovation of the two bathrooms. The windows all have mosquito nets installed in 2023. On the first floor, the floor is in terracotta, except in the kitchen and bathroom in porcelain stoneware. On the ground floor we find grit tiles and porcelain stoneware in the bathroom.
Water is provided by a well (25 meters deep) with a water storage tank. There is a natural spring that can be restored. Heating is with a new generation wood-burning boiler, which can alternatively be fueled with LPG gas. (gas tank present). Domestic hot water is guaranteed by recently installed solar panels. There are two wood-burning fireplaces, on the ground floor and on the first floor.
Use and Potential Uses:
The property is ideal as a second home or holiday home for rental purposes. The large amount of land is interesting for creating a possible farm.
Casale “San Martino in Colle” is located close to Gubbio. From the municipal asphalt road, there are about 1.5 kilometers of white road in good condition. (4 minutes by car). The center of Gubbio is 15 minutes away by car. Ancona, the Ancona airport and the A14 motorway are 1 hour and 15 minutes from the farmhouse. Perugia and its airport about 45 minutes by car, as well as Assisi, Spello and the center of Umbria.
